Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.

Application fees are $85 per person 18 and older occupying the apartment. You may pay these in office, or online by credit card, a small fee will apply. There is an administrative fee of $200. All application fees are nonrefundable.
Applications may be found under the floor plans tab of our property website, or you can stop in the office for a paper application during business hours.
Security deposits will vary depending on qualifying criteria. Deposits start equivalent to one months rent and can go up to two full months rent.
Rent is always due on the first and a $80 late fee is assessed on the 6th of every month and $100 assessed on the 11th (even Sundays and holidays). If you need to pay your rent, you can do so online here.
Up to 2 pets, cats or dogs, are allowed with a combined weight of 100 pounds. There is a non-refundable pet fee for each pet. (The pet fee does not transfer from apartment to apartment.) There is also a monthly pet fee per pet. Breed restrictions apply. Check out our pet policy page if you have questions.
Resident Questions
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is $2000 plus any concessions, all due within 7 days of the notice. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes, residents can set up services with Spectrum.
You are allowed to use gas or electric grills on the property. Restrictions apply to wooden decks. Please contact the office with questions.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. After hours, please contact a locksmith.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee. If it is outside of office hours, please contact a local locksmith.

Testimonials
This townhome complex is excellent for anyone who wants to live in a community but not want the responsibilities of home-ownership. You are steps away from two metro bus stops, a popular pub, deli and restaurant. There will be no one living above or below you. The townhomes are very well kept and maintenance quickly responds to your service request, which can be made online or by phone. Maintenance and office staff are also very professional.

Overall, I liked living here. The maintenance and office staff makes San Rafael feel like a solid community! The staff works hard to make sure everything is well maintained. Although I had to relocate with my employer, I would live here again.
